People in a room will contaminate the air by exhaling, seating, coughing, etc. You can also get contamination from inanimate objects in the room - such as carpet and upholstery fibers and paint on the well. Usually, an increase in air changes per hour (ACH) from your HVAC system can help address this. But this comes at a cost.

Because you are conditioning more outside air more frequently, this adds to your energy costs. ADB works to reduce the level of contaminants in the building, which then allows HVAC engineers to significantly reduce the circulation of outside air. This can result in substantial energy savings.

ADB and IAQP

Typical HVAC engineering calculations use the prescriptive ventilation rate procedure (VRP) which specifies outside air rates to meet minimum ventilation requirements for maintaining proper IAQ. This is based on acceptable level of contaminants and must be adjusted as contaminants are introduced in the building. Indoor Air Quality Procedure (IAQP) is based upon contaminant concentrations and perceived air quality.

ADB helps to reduce these contaminants of concern, thereby allowing the the ability to reduce the outside air needed for circulation.

Advantages for LEED-certified buildings

Certified "green" buildings are able to generate higher rents. LEED-certified buildings are commanding higher rent than non-LEED buildings. Since 2015, rent on these properties has averaged 11 percent higher than on non-LEED buildings (Source: GlobeSt.com).
